As a former professional painter, something that drives me crazy is when I see painters cut in around wall plates. First of all, the amount of time that it takes to cut in is usually much longer than the amount of time that it takes to simply remove the wall plate. Secondly it does not look nearly as clean as it does when the wall plate is removed and thirdly it can invariably leave paint on the wall plate itself which also looks sloppy. Make sure the painter takes them off and then reinstalls them. It's less time.

I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.
If you're lucky, all your house may need before repainting is a good, healthy bath. Wash it down with a hose, and go over stubborn dirt with a scrub brush and warm, soapy water. Or wash it down with a power washer. If you're not so lucky, then you just have to face the fact that a time-consuming and dirty job lies ahead of you. Do the job well, and your paint job will not only look better, but it will last for five to eight years on average.
To industrial and institutional. I also own and operate a professional painting company of elite painters ONLY 5 ELITE PAINTERS, and pay them good money for being elite. Less is better in my opinion.The fact is this a homeowner and a painting company owner can both be taken advantage of by hustlers and liars and amateurs posing as pros. I have had many laborers tell me they can paint. " Oh yes sir I can paint, I'm a painter of 8 years. Yes sir I can cut a straight line." Some people will say and do anything to get a buck. If yoir on the job to see their rookie mistakes you may have time to save your reputation before disaster ensues and fire them on the spot. As a painting Company owner if your not on the job with your crew at least 3 out of 6 days every week your taking a huge risk of damaging your reputation and losing the respect of your team. Homeowners want to deal with you or the crew boss (jobs site supervisor) not "the painter". Many things I have read are right on. Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. There is also a differentiation between the crew boss and the crew by the uniforms they wear. Should the homeowners have any issue at all they know exactly who to go to to get results. This eliminates the age old problem of who screwed up? I have found that by me putting on my whites and giving my crew the opportunity to out do themselves on each project it ignites competition, pride in skill, and excellent commraderie amongst the team. We all hold each other accountable. Choose your contractor by the crew not the owner. The crew is a direct reflection of the Company owner. No room for rookies on fine finish painting. Go pro for painting and you won't regret it. With that being said homeowners should always remember that you get what you pay for. With paint and services. In most cases it will be well worth a few extra bucks to get elite results. Never go with the cheapest bid there is always a reason why it's so low.
I agree with Jeff below, these prices are far below what I see on the market in the Portland Or. area. When one uses the term "paint the house" what exactly does one mean? Any fool can buy an airless paint sprayer and put paint on a house. New homes built with fiber cement siding paint clean and easily but older homes built with wood require much prep work.

Project management is important for contracted painting jobs because it helps with communication and lowers the chance of complaints.  The fact is, contracting is the #1 source of consumer complaints in the state and project management is what triggers most calls to the State Contractor’s License Board and the Better Business Bureau. With a proper project management system in place, these complaints can be avoided and your job will be completed the right way.
I live in Fair Oaks and had my entire 2700+ s.f. home with baseboard/crown molding; ceiling and walls to be painted.  A big job.  We got 4 different bids with this one making the most sense.   The job took a bit longer than (by only 3 days) but admittedly we had a LOT of trim work.  The best part and the reason I give them 5 stars - is they showed up on time; kept the area clean and clear..and the guys / crew were the nicest people.  Having people in my house for over a week was comfortable.  I wasn't there on the final day for the walk through but they came  back the next day and finished the minor details  and even left me 4  containers (mine) clearly labeled for any touch-ups i have to do in the future (along with the larger unused portions of paint)

Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! My husband and I purchased a new house and thought we could paint it ourselves.. Well, we quickly learned we were'nt cut out for the job and called Harvey's House Painting (through a referrel from a friend). The whole interior of our house was green and needed re-painted! Rich was able to come give us a quote the very same day and have a crew out to our house the very next day bright and early to get started! James' crew with Housepainting Inc. did an excellent job painting and updating my new home. They arrived earlier than scheduled on both days and finished their work in less than the two days promised. The crew were totally professional and thorough. A pleasant and excellent job all around!! I have already recommended Housepainting Inc. to several of my friends.

I hired House Painters Inc. and set up a date for them to come.  The whole operation took about 5 and a half days from start to finish.  Sung and his crew were extremely conscientious of all our belongings and took great care preparing the house.  They showed up on time at 8:30 everyday, and were completely unobtrusive with our comings and goings during their week here.
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam.

Alamo took almost 7 hours (with a 3 hour break) and then when they came back they had no instillation (as in our proposal) for the ceiling I had repaired and found out after, that the insurance company never fixed the roof. So for the last three years wet installation removed as much as possible it was covered in plastic with no instillation. Finally....3 Years later We called Alamo Paint contractors and were pleased with the head Forman and took the proposal ( drywall, paint, new instillation, texturing, plus banister repair). Needless today what normally took a three hour job ( from our last experience), took from 9am-4pm. The banister we also had repaired by his assistant was only a 30-40 min job and that was perfectly done. The texture on the ceiling was so-so only because you can see the drywall tape under the paint. I?m having a new painter fix this so it can at least look better then drywall tape showing. Alamo are very nice, good people skills but poor workmanship considering all that happened.
If you do decide to make it a full-time business, the sky’s the limit. The house flipper/contractor that I worked for billed clients $35 per hour for painting, and paid his best painters perhaps half of that, so there is room for some profit there. Consider the case of Matt Shoup, who started with $100 and went door-to-door, asking neighbors if they needed some painting done, then built a painting business that earns $2.5 million per year!

Jim Clark did an excellent job in preparing concrete porch for painting by sanding, filling in all defects in concrete, adding necessary products to paint to make it non-slippery. The finished job looks great! He pressure washed all of our house as we requested prior to painting shutters, He was very careful to put back everything that had to be moved, etc. Very pleased, and we will call him when we have other projects.
There are numerous factors to consider prior to pricing that can add additional costs to the painting of your home. It was previously stated that the surface material, condition of existing surface, home features, special materials that may need to be utilized, and any additional prep work that might be required can effect the final cost.
